A Market Analysis Prepared by a Person, Not an Algorithm
Online estimates are a starting point, not an answer. They read public records and recent sales, but they have never walked through your house. For example, an algorithm does not know the kitchen was redone two years ago. Nor can it see that the lot backs onto a greenbelt. It certainly has no idea that the comparable sale three doors down closed with a large concession attached.
When I prepare a San Antonio home value assessment, I look at what an algorithm cannot see. Specifically, that means condition, finish level, and lot position. In addition, it means what is actually selling nearby right now, and what your home will compete against the week it lists.

What Actually Moves a San Antonio Home Value
Price is not one number, it is a range. Where you land inside that range depends on a few things you can influence and several you cannot.
- Recent comparable sales, weighted by how genuinely comparable they are
- Condition, especially the deferred maintenance a buyer notices on the first walkthrough
- Lot position, orientation, noise, and what sits behind the fence
- Competition from nearby resales, and increasingly from builder inventory
- The tax rate, plus any HOA, PID, or MUD obligations attached to the address
- Time of year, since comparable homes sell at different speeds through the year
- Finally, whether the home photographs well, because that is where most buyers meet it
You can verify a good deal of this yourself. The Bexar Central Appraisal District holds the record on your property. Meanwhile the San Antonio Board of REALTORS® publishes monthly market statistics for the region.
Pricing Correctly Matters More Than It Used To
San Antonio has moved into a more balanced market. Buyers have more homes to compare, and more time to compare them. Consequently, an overpriced listing no longer gets rescued by a bidding war. Instead, it sits.
A home draws its strongest attention in its first two weeks. However, launch above what the market supports and that window is spent. Moreover, the price reductions that follow usually cost more than pricing correctly would have. Reading the San Antonio home value picture accurately at the start is therefore the whole game.
