Helotes and Grey Forest

IMG_0246 Texas rustic star on countryside side wooden fence, with road to the house slowly dissolving in the background.

Helotes and Grey Forest sit in northwest Bexar County, outside Loop 1604 along the State Highway 16 (Bandera Road) corridor — close enough to San Antonio for an easy commute, but with genuine Hill Country topography and a lot more elevation and tree cover than the flatter suburbs closer to downtown.

What’s Actually Here

Housing is a mix of established subdivisions and secluded custom homes, many taking advantage of the natural elevation changes — it’s common to see listings marketed around the view from a double lot on a ridge. Old Town Helotes, the historic commercial core, anchors the area’s local character.

Home Prices and the Market

As of September 2026, the median sold price in Helotes was $485,000 across 107 tracked closings, with the middle half of sales landing between $380,000 and $725,000. Grey Forest, a much smaller and more exclusive pocket, had a median of $643,000. Helotes has been a genuine seller’s market recently — prices rose 21.6% year-over-year through July 2026, with a median of just 45 days from listing to contract. Grey Forest posted an eye-catching 152% year-over-year jump in mid-2026, but that reflects a handful of premium ridge-line estate sales in a very low-volume market rather than a broad trend — worth understanding before you anchor on that number.

Schools

Both Helotes and Grey Forest are zoned to Northside ISD.

Taxes and What Else to Check

Helotes carries a combined property tax rate of roughly 2.47% (city 0.35%, NISD 1.38%, Bexar County 0.75%). Grey Forest’s combined rate runs lower, around 2.22%, thanks to a minimal 0.09% city rate. The area sits within reach of the Northwest San Antonio job corridor, including UTSA and the South Texas Medical Center, which supports a lot of the local commuter demand.

Ridge-line lots, double lots, and view properties in this area vary enormously in value — let’s look at specific comps rather than area-wide medians before you price a purchase or a sale. Call or text any time.
